Google reviews for guesthouses, B&Bs and holiday lets: the checkout moment

Guests leave glowing five-star reviews inside the Airbnb and Booking.com apps, and those reviews stay locked inside those platforms. When the next traveller searches Google Maps for a guesthouse or a B&B in your area, they see your Google listing instead. If it has four reviews from three years ago, it looks like a place nobody stays.

THE SHORT ANSWER

Staffed accommodation such as B&Bs and guesthouses, and holiday let agencies with an office, can have a Google Business Profile. A single unstaffed holiday home cannot. If you are eligible, ask guests at checkout, at reception or by the door where keys are left, with a stand they can tap. Keep the ask about the review, never about booking direct, and offer nothing in return.

First: who can have a Google listing

This is where most short-let advice goes wrong. Google’s eligibility rules say a Business Profile is for businesses that meet customers in person during their stated hours, and they list rental properties such as vacation homes as ineligible. Listings that break the rule can be removed, sometimes long after they were created.

ELIGIBLE

B&Bs, guesthouses and inns

Staffed accommodation where somebody greets guests during stated hours.

ELIGIBLE

Serviced apartments, campsites and glamping sites with a reception

A staffed desk or office that guests visit.

ELIGIBLE

Holiday let agencies and management companies

The agency’s office can have a profile. Reviews from guests at every property it manages can build that one listing.

NOT ELIGIBLE

A single holiday home with self check-in

An unstaffed rental property. It can appear in Google’s travel results through booking sites that work with Google, but not as a Business Profile.

Set up the listing for travellers

1

Check you are eligible

A Business Profile needs a business that meets customers in person during stated hours. A staffed B&B, guesthouse or reception qualifies. So does a holiday let agency’s office. A single unstaffed holiday home does not.

2

Choose the right category

Bed & Breakfast, Guest House, Inn, Serviced Apartment, Campground or Glamping Site for accommodation. Agencies can use Vacation Rental Home Agency or Property Management Company.

3

Show the rooms and the setting

Recent photographs of rooms, breakfast, the building and the view. Travellers compare photographs before they compare prices.

4

List your amenities

Parking, breakfast, dog friendly, step-free access, Wi-Fi. Travellers filter on these, and each one is another way to match a search.

5

Reply to every review

Mention what the guest enjoyed, and answer complaints calmly with an invitation to get in touch. Future guests read replies closely.

6

Ask at checkout, every stay

The rest of this guide covers the moment and the words.

The checkout trigger

A stay is judged on the way out. The guest has had the breakfast, slept in the bed and seen the view, and in a few minutes they will be in the car thinking about the next stop. Checkout is the last moment the whole stay is fresh in their mind.

Where to place it: on the reception desk in a B&B or guesthouse. In a managed self-catering property, prominently on the kitchen island next to the welcome basket, or right by the front door next to the key drop-box.

The script: say it at reception, or print it on a companion card or in the house manual:

“We hope you had a magical stay! Before you drop the keys off, please tap your phone here to leave a quick review on our public Google listing to help other travellers find us.”

Add the same line to your checkout message. A guest who has read it the night before is far more likely to tap on the way out.

Staying inside the rules

A stand where the stay ends

An EvoMaxTap stand is programmed to your Google review link, so a guest taps their phone and your review box opens directly. No searching, no app, and it works when nobody is at the desk. For agencies, every property can carry a stand pointing to the agency’s own listing, so each stay builds one reputation.

BEFORE THEY DROP THE KEYS OFF

Turn every checkout into a review

Programmed to your Google review link before it ships. Packs of three, five and ten for agencies with several properties. One payment, no subscription, free UK delivery, with our thirty-day money-back guarantee and five-year hardware guarantee.

Common questions

Can a holiday let have its own Google Business Profile?

Not as an individual property. Google's guidelines list rental properties such as vacation homes as ineligible, because a Business Profile needs a business that meets customers in person during its stated hours. A holiday let agency or management company with a staffed office can have a profile, and so can staffed accommodation such as a B&B or guesthouse.

How can an individual holiday let appear on Google?

Through Google's travel and vacation rental results, which are supplied by booking sites and property management platforms that work with Google, rather than through a Business Profile. Check which providers already appear when you search for holiday lets in your area.

Why ask for Google reviews if guests already review on Booking.com or Airbnb?

Platform reviews stay inside the platform. Your Google listing is what travellers see when they search Maps for somewhere to stay in your area, and reviews there are the ones you build yourself.

When is the best time to ask a guest for a review?

At checkout, while the stay is still fresh and the guest is still on the premises: at reception as they settle up, or by the door as they leave the keys. Once they are in the car, the next part of their trip takes over.

Where should the stand go?

At reception in a B&B or guesthouse. In a self-catering property managed by an agency, on the kitchen island next to the welcome basket or by the front door next to the key drop-box. Keep it in shared space, never in bedrooms.

Does asking for a Google review break platform rules?

Asking for a review does not. The platforms restrict steering guests to book or pay outside them. Keep the stand and the wording about the review, never about booking direct.

Can we offer guests a discount for a review?

No. Google prohibits incentives of any kind, including discounts on a future stay or a late checkout in return for a review.

Do you offer support?

Yes. We are a UK team and you can reach us seven days a week during normal office hours at sales@evomaxtap.com.
